Post-Move Part 4: Best and Final

This is my series about trying to find our footing in Australia. It will no doubt be a series of joy and sadness and struggle... Things will turn out alright? Won't they?

So... the house hunting adventure is progressing a little fast... sort of nervous rollercoaster fast. As I had mentioned in my previous [post](https://peakd.com/hive-167922/@bengy/part-3-house-hunting), we had found a house that we really liked. And we had put in an offer which was competitive... unfortunately, it appears that we were one of three offers. Now, our offer was in the middle of the appraisal range, and so it should be a pretty decent offer... however, without knowing what the other offers being considered were (or even if they actually existed), we are just unsure of how it stands in relation to the everything!

Last week, if you asked me... I would have said that the offer route was the preferable option to the auctions route. I would have said that the offer route reduced the crazy bidding wars in an auction... however, now that I'm experiencing the doubt and FOMO of putting down offers in a blind "auction", I realise that despite the nerves and tension of a real auction... at least the current price is transparent and known. 

So, last night... just before getting on stage, I received an email from the real estate saying that our offer was being considered, but that every interested party had the chance to put in one last final and best offer to be considered by the seller. 

Sigh... if you thought that you knew about FOMO from crypto trading, well... this is FOMO on a large scale! We have no idea if we are going to be overbidding or underbidding, there is no real "right" price for the house (aka NFT...) as there is no real liquidity in otherwise unique objects. So, in the end... we came to the conclusion that we love the house... we want to win the final offer round and we have loaded everything to be our favour as much as possible. 

However, the absolute key is that if we lose the bidding and don't get the house... then it is okay, there will be other houses that are just as good a fit for us... and we aren't in a huge hurry as we are able to stay with parents until we find a place, and so our expenses are very limited. So, all in all a fortunate position... except for the fact that house prices seem to be skyrocketing at the moment... 

... and the flip side of the "cope", is that if we overpay for the house... then we are also okay with that. We are going to view that as the premium that we pay for peace of mind of closing the house-hunting adventure and the ability to settle down... hopefully for the last time.

I remember that when we purchased our house in the Netherlands, that we had a real estate person that acted for us... and as part of that, they handled the negotiations. Of course, it was during a housing bear market when the buyers were definitely in control... and this is the polar opposite of that. However, I remember that we were terrified about the real estate bidding so low and then even at the last minute extracting concessions and last drop in price from the buyer! It really made it quite clear that we weren't really good negotiators... and that we would have paid too much at the time!

This time, we have no one acting for us... mostly, it has been auctions... and so this particular mode of selling and house caught us off guard. We have stuck to our budget though... we are starting to push the top end of what we want to pay without burning through longer term assets. 

Since the previous and only house purchase, we are also much wiser.... about the post-sale expenses and the ability/willingness to make large scale changes. We know that there can be significant large post-sale expenses, and this time we have researched and budgeted for them! It has been a great help to also draw upon the skills and knowledge of the family network as well for their own experience and specialised abilities. We also know that we aren't the sort of people who will easily do large-scale renovations... and so if there is a place that requires a good deal of change to fit well with our needs, then we should likely just skip it... experience has taught us that that sort of thing will just not get done in a hurry!

So, this is going to be a nervous few hours ahead of us... we have the offer in... it might be a touch higher than it needs to be, but not too much. Fingers crossed that this will be the winning offer... and that we will wake up today as potential householders again!... just on the other side of the planet!
