Someone asked me why I am not opitmistic long-term about real estate. Simply put I believe there are forces working against it as a long term play.

In this video I disucss how three factors are really going to make the next bear market the new norm:

* Remote Work
* Construction advancements such as 3D printing
* Western demographics

**Summary:**
In this video, the speaker discusses why he is not a long-term optimist on real estate. He acknowledges the cyclical nature of real estate markets, highlighting the current bear market which has been ongoing for about 10 years. The speaker argues that technology, particularly remote work and advancements in construction technologies like AI, robotics, and 3D printing, will drive significant changes in the real estate industry. He predicts a shift away from expensive urban areas to more affordable and rural regions due to remote work opportunities. Additionally, he mentions the impact of demographic trends on real estate and foresees a significant transformation in the housing market by the mid-2030s.

**Detailed Article:**
The speaker introduces the concept of long-term cycles in real estate, emphasizing the prolonged nature of both bull and bear markets. He points out that the current bear market in real estate, which has lasted approximately 10 years, is not unprecedented. Drawing parallels to historical market fluctuations, he recalls the 2006 market peak followed by a significant downturn where prices in certain areas dropped by 40%.

The speaker attributes the imminent transformation in the real estate sector to technological advancements, particularly remote work and improvements in construction technologies. He predicts a growing trend towards remote work, leading to a migration from expensive urban areas to more affordable rural regions. He emphasizes the impact of technology on urban real estate bubbles that have been sustained by the concentration of high-paying jobs in cities. The speaker argues that remote work will challenge the necessity to live in costly urban areas.

Moreover, the speaker discusses the demographic challenges faced by developed countries, where aging populations and declining birth rates are contributing to shifts in housing demands. He highlights countries like Germany, Japan, and Italy as examples of nations experiencing demographic issues that will likely impact their real estate markets.

The speaker delves into the role of technology in revolutionizing the construction industry, citing AI, robotics, and 3D printing as key innovations driving change. He points out how these advancements are already influencing design, material sciences, manufacturing, and on-site construction processes. The speaker predicts that these advancements will lead to the construction of more affordable housing, potentially reshaping the housing market dynamics.

In conclusion, the speaker expresses his pessimism regarding the long-term outlook for real estate. He predicts a significant shift in the housing market by the mid-2030s, with the price of housing likely decreasing substantially. The speaker anticipates a scenario where remote work and technological advancements will drive people towards more affordable and rural areas, fundamentally altering the real estate landscape.

I know Musk is working with a modular home company. $50k for a structure. Still can’t compete with the Chinese 10k 3d printed mansion though. Wonder what Blackrock will do with their rental portfolio when “it” hits the fan? The Chinese have already shown it’s possible.
